Property Listing & Verification Standards
High Quality & Authenticity Standards
To maintain Kenya's most trusted real estate directory, every property listing published on New Home Kenya must satisfy strict authenticity, pricing, and visual guidelines.
1. Core Listing Requirements
- Genuine Photography: Upload at least 3 genuine, well-lit photos showing the actual exterior, living spaces, and bathrooms. Listings using generic stock photos or stolen imagery will be rejected.
- Transparent Pricing: The listed price must be the genuine asking price in Kenya Shillings (KES). Any compulsory monthly service charges, utility deposits, or parking fees must be clearly stated in the description.
- Accurate Geolocation: The location pinpoint on the map must correspond directly to the property's physical neighborhood (e.g. Ruaka, Kilimani, Westlands, Nyali, Milimani). Intentional misplacement to bait search results is strictly prohibited.
- Comprehensive Specifications: State the exact number of bedrooms, bathrooms, square footage (or plot acreage), water supply reliability (borehole, council water), and power configuration (KPLC token vs. postpaid).
2. Special Rules for Land & Plot Listings
Land and plot listings carry heightened scrutiny due to real estate risks in Kenya. Advertisers must comply with:
- Specification of title deed type: Freehold (Agricultural / ancestral) or Leasehold (stating remaining lease years).
- Plot dimensions (e.g., 50x100 ft, 1/8 acre, 1/4 acre, 1 acre).
- Preparedness to present an official green card and search document upon request by serious buyers.
- Clear confirmation that the plot does not encroach on public road reserves, railway lines, or riparian boundaries.
3. Prohibited Practices & Ghost Listings
The following practices will result in immediate listing removal and account restriction:
Ghost / Bait Listings
Advertising a fictitious property or keeping a rented unit online simply to harvest leads and redirect callers to alternative units.
Price Baiting
Publishing an artificially low price (e.g. KES 15,000 for a 3-bedroom) and then telling callers the price has doubled upon inquiry.
Duplicate Spam
Posting the same property multiple times across different categories or neighborhoods to flood the search results.
